Hello dear community,

I have been working for several days on a project to build a multi-generational house for my parents and me. I have already looked through various models from several prefabricated house companies. The "Allkauf Haus Generation 5 V2" caught our attention immediately. However, I have some doubts about the company and the prefabricated house concept in general; we currently live in a very good solid corner house, which unfortunately is too small for us.

In terms of price, the Allkauf house is very attractive (about 260,000 euros excluding additional construction costs, not turnkey because the interior finishing still needs to be completed).

How would you assess the prices for similar solid houses in the 220m² to 240m² (2,370 to 2,580 sq ft) range? Unfortunately, I cannot find anything comparable on the solid house general contractor websites! We had set a budget limit of about 350,000 euros for a turnkey solid house with high-end features.

If you have any questions, I would be happy to describe our ideas in more detail.

220-240m² (2370-2580 sq ft), high-end finish, turnkey (not a defined term, but I assume "move-in ready"), solid construction for 350,000€?

If the budget does not include land and additional building costs, it is somewhere between very ambitious and unrealistic – otherwise, it is impossible...

Without land, 450,000–500,000€ just for the house, average standard, plus all additional costs including floor coverings and painting.

You live in Bavaria. Assuming it is not the greater Munich area, calculate a move-in ready cost for high-end finishing (parquet flooring, larger tiles, better bathroom fixtures) at 3000 €/m2 (approximately 279 sq ft). If it is near Munich, expect around 4000 to 4500 €/m2 (approximately 372 to 419 sq ft). In the deepest Upper Palatinate region, it might be around 2500 €/m2 (approximately 232 sq ft).

Thank you for the responses!

By the price mentioned above, I naturally meant only the purchase cost of the house without the land!

We are still looking for a plot ourselves and unfortunately don’t really know yet how and where to best find land. I’m reluctant to go through a real estate agent, but sooner or later I will run out of ideas for searching.
