Hello,
I am looking for an affordable general contractor (GC) in Baden-Württemberg (area BB/TÜ/CW or nearby) to build us a single-family home.
We want a simple single-family house without a basement, about 169-170 sqm (1820-1830 sq ft) without too many extras! Cubic shape, one and a half stories, with some owner-contributed work (flooring, etc.).
I know that building costs per square meter are very approximate, but this is just a guideline: my budget limit is about 1750/sqm (163 sq ft) – or just under 300,000 for the house including the foundation slab (everything else – landscaping, land, additional construction-related costs – is accounted for).
So far, we have looked at prefabricated houses, but they are not cheap. I also often hear that some local companies build solid houses quite affordably.
Can anyone recommend someone?

Even a low estimate currently including the foundation slab would be around €2300 per square meter (approximately $230 per square foot).
Either make the house smaller or increase the budget.
Do you have a plot of land? Is it on a slope or flat? Is soil replacement necessary? I currently have a prefab house estimate that aligns with that price range (the calculation is quite detailed). So it should be possible.
The question is whether it can be a solid construction.

The plot is available—almost flat, but 40cm (16 inches) of soil replacement is required.

fach1werk1 Aug 2019 08:26We had a construction company from the BW district BB (serving a wider region) with prices that fit our budget. It wasn’t extremely cheap (I wouldn’t call it cheap considering the costs for fixing defects). We really didn’t have only positive experiences. Today, I would choose a more expensive company. The money is going to be spent either way. It’s said, and it has always been said, that 50,000€ (about 54,000 USD) doesn’t make a big difference; the difference has to be larger.

There will always be a few dinosaurs the market hasn’t phased out yet.
But generally, with smaller companies it’s more like “one owner, one promise,” while with the big names it’s often more “one salesperson, one empty promise.”
