ᐅ Exterior plaster peeling on a newly built house. Could it be a moisture issue?

Hello everyone,

Yesterday I noticed a crack in the exterior plaster and realized that the plaster only extends up to the height of the gravel strips (see photo). Since our house was built in 2016, I find this quite unusual. Why wasn’t the plaster applied up to 20 cm (8 inches) below the top of the finished grade?

The 2 cm (0.8 inches) now bother you? What does your plasterer say? Especially since the bricks shift over time.

2 cm (1 inch) would not be a problem.
They only plastered up to the gravel strip.
There are still 20 cm (8 inches) missing underneath, otherwise the wall will absorb all the moisture.
The company can only be reached through a lawyer and so on.
Is it worth getting an expert opinion?

Well, even if you plaster 20cm (8 inches) further down, you still need to apply additional waterproofing before installing the gravel strip. So, it would generally be a problem if this step was forgotten.

You would probably already have damage inside after 3 years as well.
