ᐅ Building with Architects – Experiences and Tips?

Hello everyone,

I have a general question about the costs when building with architects and with a general contractor (GC), as we are currently considering how we want to have our house built. There are several options to consider.

1) Architect contracted individually for all phases of services
2) Architect handles the design and the GC handles the construction
3) GC takes care of both design and construction

From what I have learned and understand, theoretically, none of these models should be inherently more expensive or cheaper if the quality and scope of services are the same. I also assume that a GC cannot manage without planning and site supervision, which must be included in their calculation. That’s why I’d like to ask those of you who have experience with this: Is a house built with an architect generally more expensive in practice?

I have had very, very good experiences with a Type 1 architect. I don’t know if yours works the same way. He did much more than he charged for.

Our Type 3 was a younger female architect who first wanted the contract signed for design phases 1–4 before she even started the needs assessment. Type 1 was different. He came back after 2 weeks with a hand-drawn floor plan without any prior payment, and only minor adjustments were needed afterward. Experience is simply unbeatable.

@Type 2: What does one year of planning mean? One year until the submission of the documents for the building permit / planning permission? If that’s what it means, then that’s absolutely not acceptable to me!

Number 2 is an artist. Leave it be.

The most extreme houses here are managed by such an artist and all have one thing in common: they are never finished and the costs explode.

Clearly number 1. We also had discussions with a total of 3 very good architectural firms including their teams.

In the end, we didn’t choose the largest firm, but the one where the gut feeling was right from the start and that was genuinely enthusiastic about our project during the first three meetings (purely consultation appointments / site visits, etc.). So far, everything is going very well.

Planning for 1 year? What are they doing for so long? No-go.....
I would also lean towards the first option.
We also entrusted an architect (who is also my client) and have not regretted it to this day. Staff regularly visit the site to inspect the construction progress.
Trust is the key factor here!
