Hello,

I am looking for an affordable general contractor (GC) in Baden-Württemberg (area BB/TÜ/CW or nearby) to build us a single-family home.

We want a simple single-family house without a basement, about 169-170 sqm (1820-1830 sq ft) without too many extras! Cubic shape, one and a half stories, with some owner-contributed work (flooring, etc.).

I know that building costs per square meter are very approximate, but this is just a guideline: my budget limit is about 1750/sqm (163 sq ft) – or just under 300,000 for the house including the foundation slab (everything else – landscaping, land, additional construction-related costs – is accounted for).

So far, we have looked at prefabricated houses, but they are not cheap. I also often hear that some local companies build solid houses quite affordably.

Can anyone recommend someone?

Not in Baden-Württemberg! This is a booming region with corresponding wages.

I don’t think this will work in Baden-Württemberg; you will need to either reduce the size of the house or increase the budget.

You can ask the company Keitel-Haus-Haus from Baden-Württemberg to provide you with a quote. If you already have a plan, it can be done relatively quickly. It should be feasible for under €2000 (this year; strong price increases are expected next year).
I find their price-performance ratio very good, we also visited their factory, highly recommended!

I agree with the first two responses. It’s not feasible in Baden-Württemberg and especially not in that area.

Even at a low cost, I would currently estimate around €2300 per square meter (approximately $230 per square foot) including the foundation slab.

You either need a smaller house or a higher budget.

Do you have a plot of land? Is it sloped or flat? Is soil replacement necessary?

No, they don’t give anything away either. The local company tends to have a more equal working relationship with the homeowner compared to the big firms and has to protect its reputation in a different way.
