Hello House Building Forum
I am new here, and we are currently planning our house with an architect. There are currently 4 of us, but we plan to have a 5th. Therefore, the house will include 3 children's bedrooms.
Here is the questionnaire:
Development Plan / Restrictions
Plot size: 1250 sqm (13455 sq ft) on 25m x 50m (82 ft x 164 ft)
Slope: no
Site coverage ratio: 0.4
Floor area ratio: not sure at the moment
Edge development: allowed but I want to avoid it
Number of parking spaces: double carport + 2 cars in front
Roof style: gable roof
Architectural style: classic single-family home
Orientation: see drawing
Owners’ Requirements
Open floor plan on the ground floor, 4 bedrooms on the upper floor, attic with enough space for storage and a hobby area
House Design
Who created the design:
- Architect
What do you like most? Why?
Ground floor: open kitchen and living room. Office accessible from the living room. Direct access to the terrace.
Upper floor: accommodate 3 children’s bedrooms, bedroom with walk-in closet area. The large dormer. The stairs to the attic, where the hobby room will be located.
What do you dislike? Why?
Basically only the staircase to the upper floor. I am a bit bothered by having to walk “around the corner” when coming up. I am looking for ideas to improve this. Or is this concern unfounded?
Cost estimate according to architect/planner:
Not determined yet.
Personal budget limit for the house, including fittings:
350,000 Euro
Preferred heating system:
Gas boiler, solar thermal, and underfloor heating
If you have to give up something, which details or extensions can you do without:
We have already eliminated everything we could possibly do without.
Why is the design the way it is? For example:
We went to the architect with our preferred design. He used our floor plan as a basis and created a floor plan that we like even better. Only the staircase layout is not yet 100% satisfactory for me.
What is the most important/basic question about the floor plan, summarized in 130 characters?
As mentioned, the staircase to the upper floor is my biggest concern. I hope to get some ideas on how to improve it and maybe some feedback on the rest.

South is “up” on the drawings
If more information is needed, I am happy to provide it.
Best regards

You always have to consider what benefit you get from placing the table in the bay window. Usually, that's where the patio doors are located, and by putting the table there, I end up creating winding paths.
Yes, I know that many things are a matter of personal feeling. However, I still find it helpful to try to support those feelings with reasons as much as possible. It also helps to clarify things for yourself.

Yes, I know that a lot of it is based on feelings. But I still find it helpful to try to support these feelings with reasons as much as possible. It also helps you understand things better yourself.Hmm, yes, that’s true. The more I experiment and rearrange, the closer it comes to @kaho674’s layout. Here it’s a bit shorter but slightly wider. Access to the terrace is clear as well.
Regarding the corner in the living room: if I extend the bay window up to the upper floor, the bay will have to be slightly offset. Otherwise, the side profile of the house would look awkward. The question is how far it needs to be offset. Would half a meter (1.6 feet) be enough?

The more I try and adjust, the closer it gets to @kaho674’s version. That was cute. Here’s another one for you, focusing on the housewife’s wish: “Kitchen on the left + dining table in the bay window,” similar to the original draft.
Be careful – these stairs are not platform stairs! My software can’t do that. On the ground floor they are quarter-turn stairs, and on the upper floor half-turn stairs. The cabinets in the hallway are just to show the available space. Of course, it doesn’t have to be furnished exactly like this! You might consider adding a small entrance foyer – but nowadays these are just for looks. You really don’t need a windbreak anymore – modern front doors are completely airtight.
Not much changes with the layout on the upper floor. You just have to be very careful that the planner can handle the bathroom drainage. It’s not straightforward, since the pipes have to run through the ceiling all the way to the living room. It’s doable, but has to be well planned. The architect can also give the windows in the hallway some thought. I would definitely include one, even if it’s located behind the stairs.
Knee wall height is 1.30m (4 ft 3 in). Whether you can afford the gables is of course the main question.
Ask your architect to find out to what extent dormer windows would also be feasible.
You might also add a few double casement windows.
Here’s the attic floor plan. You can arrange the rooms yourself.
Actually, I usually stay out of such topics due to lack of knowledge, but I would like to share a quick tip:
Friends of ours built with an open plan and are having problems with sound. Everything spoken downstairs is heard upstairs exactly as it is. For that reason, the current design by Kahoo would be recommended.

The upper floor layout doesn’t change much. You just have to be very careful that the planner can handle the bathroom wastewater disposal. That’s not simple because it has to be routed through the ceiling all the way from the living room. It’s possible but requires careful planning. The architect will also have a hard time with the window in the hallway. I would definitely include one, even if it runs behind the stairs. Is there any way to place the bathroom on the north side? So the three children’s rooms can be on the south side? Then the water situation would also be less of a problem.
Does the extension have to have a pitched roof? Wouldn’t it be cheaper to make it flat?
