Hello everyone.
We have been planning a cozy home for quite some time. Now that my girlfriend has finished her studies, we are finally ready to start.
The plot was gifted to us and is great overall (dimensions 16 x 60 meters (52 x 197 feet), north-south orientation), but unfortunately a bit narrow. Since it is an infill lot and there are large buildings on both sides, we have decided to position the windows mainly to the front and back. This way, we avoid looking at concrete walls and can enjoy the great southern exposure.
Given these conditions, an urban villa would be ideal, but unfortunately the development plan only allows single-story construction. We will therefore orient a 1½-story house perpendicular to the street, with an entrance on the gable end.
We have visited several builders and had some designs drawn up, but we are still not 100% satisfied.

Plot size = 1060 sqm (11,412 sq ft)
Slope = No
Building window, building line and boundary = 3 m (10 feet) from the boundary

Number of residents, ages = 2 now + 1 child in the future, about 30 years old
Walk-in closet = Yes
Staircase type = straight
Office: family use or home office? = No
Number of guest stays per year = guest room desired
Open kitchen, kitchen island = open plan
Number of dining seats = 8
Fireplace = No
Music/stereo wall = Yes
Balcony, roof terrace = No
Garage, carport = carport
Utility garden, greenhouse = utility garden

Planner: designer from a construction company = basic draft based on our ideas
Personal budget for house, including equipment = 300,000 Euro
Preferred heating technology = gas condensing boiler
Basically, the two options mainly differ in the location of the guest bathroom on the ground floor and the access to the bathroom on the upper floor.
What is important to us is a straight staircase and a walk-in closet on the upper floor.
I would like to hear your opinions on what makes more sense or what you find more appealing.

The planner said this should be approved. The authorities here are generally not very strict, and minor changes are usually allowed. We’ve already visited the responsible office and got their approval.This information would have limited your thread to just the floor plan. Is there anything else we should know?

The kitchen could offer more storage space without the peninsula (which is quite small) and without the dining area that is just three steps away from the dining table. My girlfriend would prefer to have the peninsula included, but the comment about the dining area is valid and will be carefully reviewed.

You open the door and immediately run into the shower. The frequently used sinks are hidden. Here, too, you exactly address my concerns. The child’s room is far too small. I would also prefer the layout from the second floor plan. I like that bathroom arrangement better as well. However, I’m still not really satisfied.
Peninsulas only work with open kitchens. That’s my opinion.
Then remove cooking from the island and use it for preparation instead.

I completely miss the west orientation here: if you build the house at the height of the left neighbor, the west side remains free of “huge structures.” I would definitely install large windows there to let in the afternoon sun. I hadn’t considered that aspect, and it’s a valid point. The problem is that, due to the street renovation, the plot now has a driveway on the west side. Therefore, it seems natural to place the carport there. This is where the challenge of the narrow plot really comes into play. There simply isn’t enough space.
