Hello everyone,
We are going to build an end-of-terrace house together with a general contractor and have, of course, already planned the floor plans and thought them through accordingly.
The plot measures 10 x 21m (33 x 69 ft), and as currently planned, the maximum available space has been used up, leaving us with enough room for the garden.
On the ground floor, the staircase will be closed off at the bottom and then used as additional storage for drinks or cleaning supplies. The utility connections will also be located in the cloakroom—my wife wanted a separate room so that shoes and jackets don’t always clutter the hallway.
From November, we will be four people, so we have decided to live together on one floor (the upper floor) with our two very small children, as it is simply more practical. A requirement for our master bedroom was the possibility to place a wardrobe 3m (10 ft) wide. However, we are still not completely satisfied with the layout of the upper floor, although we cannot think of any alternatives. The bathroom should stay the same size.
The attic will include a guest room, which will mainly serve as a playroom for the children and me. A large dormer will be added there. Later, one of the older children could move up there, and the two children's bedrooms on the upper floor would be combined into one large room. We both need a home office, so it is designed somewhat larger.
We intentionally moved the technical equipment to the attic because we are building without a basement, which would have meant placing it on the ground floor. That would have significantly reduced the available space there. We will also use this area for the washing machine and dryer, as well as an additional storage room.
Additionally, we will have a converted loft with a height of 1.36m (4 ft 6 in) as extra storage space.

So, the original plan in post 1 is now ready for signing? Well… you haven’t addressed the parking situation yet. The preliminary agreement is already signed – however, changes are no longer an issue.
As mentioned before, we will still make quite a few adjustments, since the upper floor is planned too tightly and there is still enough space in the attic for the parents. Also, the issue with the two parking spaces still needs to be resolved.
We just got back from the first day of vacation today – please give us a few days.

goalkeeper24 Jun 2019 11:53We will definitely stick to our floor plan on the ground floor. Although all the suggestions have their merits, they are unfortunately not really imaginable for us. We might slightly widen the foyer, but other than that, it will remain as is.
We, the parents, will probably move to the attic since there is more space for us there. However, we want to significantly enlarge the two children's rooms and possibly add a small storage room. The bathroom should stay around 9 square meters (about 97 square feet) since we want both a walk-in shower and a bathtub. Therefore, we actually like the layout of that room.
We find the attic with a dormer quite good because we definitely need an office of that size. Since the children's rooms on the upper floor will be larger, there will be no space left there for an office. We plan to place our bed centered in the dormer under the windows, and each of us would have a wardrobe area starting along the sloped ceiling on either side. That should be enough space.
Regarding the ongoing issue of parking spaces: we definitely will not move the house further back but will build with a three-meter (about 10 feet) setback from the boundary. We want to use every meter of the garden for our children to play.
We will either designate one parking space across the front of the house or two beside it (one of them in a garage), allowing these to extend slightly backward. Not exactly the most stylish solution, but it meets our personal requirements. People might think that’s silly or not, but we have to set priorities—and those are not on car parking, but on living space and the garden.
If anyone has floor plan suggestions for the upper floor, that would be great—there likely won’t be many alternatives for the attic anymore.
