Hello everyone,
I am taking over my parents' apartment and now want to start the renovation. Unfortunately, the apartment has one room too few for my needs (in this case, a small office).
I would like to gather ideas here on whether it is possible to redesign or structurally modify the dining room / living room / kitchen areas so that a small office can be created.
Costs are not important at the moment; what matters is if there is a practical solution:

Client Requirements
Number of people, age: 2 adults in their late 30s, child planned
Office: Home office?
Open or closed layout: rather open
Modern construction style
Open kitchen, kitchen island: Yes, if possible
Number of dining seats: 4-6
Fireplace: Yes. Should be in the living room, currently in the dining room

House Design
Designed by:
- Architect: from 1985, no data available anymore
What do you particularly like? Why? Large living room, rear area well designed (bedroom, bathroom, utility room)
What do you dislike? Why? Huge dining room as a separate area, like a large hallway; one room too few available

Why is the design the way it is?
For example:
Built in 1985, parents decided on the layout

What is the most important/basic question about the floor plan summarized in 130 characters?

How can I create an additional room as an office (approx. 10-12sqm (108-130 sq ft)) from the existing floor plan?

However, I would not have the glass front at the bottom, coming from the left side of the plan, angled inward. Instead, I would continue it straight to the right, or maybe (if the building permit/planning permission allows) even extend it outward at a 45° angle and also make the ceiling glass in both cases.

I’m not sure I follow you here – please illustrate.

A conservatory would be a nice solution for that. Make sure not to plan a kitchen table as the main family dining table – right now, I see it as an emergency table that’s supposed to serve guests.
If it were my house, I would put the kitchen in the conservatory... maybe you could also add a small storage room near the cloakroom? That would also be a good addition to the apartment.

Hi everyone,
sorry for not getting back to you sooner. Many thanks for the great ideas and suggestions, which I have now had incorporated into a draft by an architect. I think it’s already a good starting point:
- Kitchen reduced in size --> office
- Kitchen relocated outside the main area
- Load-bearing wall replaced with a beam

However, I’m not really happy with the "remaining" wall. It now just stands in the middle of the room (support for beams). Do you have any ideas on how to cleverly integrate it into furniture/kitchen as a stylistic element?
PS I’m not really a fan of conservatories, especially if they heat up quite a bit in summer.

Thanks and good luck

But that’s not a sofa with realistic dimensions planned there (about 190cm x 190cm (75 inches x 75 inches) with a seat depth of over 60cm (24 inches)). The kitchen, as it is, doesn’t really create a comfortable living space, and placing chairs in the walkway area isn’t ideal either.

What about the fireplace… what does it currently look like (photo?) and what is the plan for it in the future? Will it also be used as an outdoor fireplace?
Is there a basement where water pipes could possibly be routed? Is the access from the current dining room to the terrace a door or just a window?

With the kitchen island, everything becomes so tight. I would rotate it and arrange a U-shaped layout:
