ᐅ Optimal Living Space for a Semi-Detached House in Freiburg

Dear forum,

I have the opportunity to build a semi-detached house on my own plot in a good location in the commuter belt of Freiburg. The average rental price for houses there is currently around 9.50 €/m² (0.88 $/ft²). When I look at the market, individual semi-detached houses generally range widely between 100-160 m² (1,076-1,722 ft²) of living space. What do you think tenants of a semi-detached house are looking for in a floor plan? What would you consider an optimal living area size for a semi-detached house for long-term rental?

130-150 m² (1400-1600 sq ft). However, I believe that a good layout with a sufficient number of rooms is much more important than a specific living area.

It really depends on which target group the location and infrastructure appeal to. Large or small city, urban center or outskirts... Families or couples. There are differences both in size and number of rooms. You would need to analyze what your commuter belt area has to offer.

Thanks, good point. I think that in a semi-detached house, you’d definitely want a second, small bathroom and as many rooms as possible.

Great. Based on the demographic data from the municipality? This is especially a spa town with many elderly couples but also young families and commuters to Freiburg (15 minutes by train).

Yep. No, this is a different plot in the same town. But I’ll start smaller for now.

What does the zoning plan say about the number of floors? How large is the building plot?
