Hello!
My husband, our sons, and I visited the model home park in Fellbach yesterday.
To be honest, I was a bit shocked by the prices of the houses there. And none of them include a plot of land, a kitchen, or anything else like that...
This Bien-Zenker model would be okay for us with some minor modifications. At first glance, it seems affordable.
From the brochure, I can only tell that we would still need to take care of bathroom fixtures, flooring, painting, and so on. And of course a kitchen and doors. Is it possible to manage with a budget of €100,000 to €150,000 (approx. $110,000 to $165,000)?
What else might I have missed? What does "from" the foundation slab mean? Does that imply the foundation slab is not yet included?
Maybe someone here has already built a prefab house and can help me understand what’s written on the document.

I was more referring to the condition that the original poster (as I understand it) would like to choose a house from a catalog, then have one year of peace until the house is finished and they move in.
Building a house is quite stressful, especially if you live 300 km (185 miles) away.

And "prefabricated house" does not mean that it is ready to move into upon handover. Rather, the term refers to the construction method using prefabricated components that are manufactured off-site in a factory and assembled on the building site. This contrasts with traditional solid construction, often called "brick by brick." In both cases, the terms "turnkey" (usually meaning that at least the floor and wall coverings still need to be done or contracted) or "ready for occupation" are offered. The latter is probably closer to what you mean?

We built a shell house from BOS back then, which was a subsidiary of Bien-Zenker. All groundworks such as preparing the foundation slab, sewer system (pipes and connection), as well as connections for gas, water, and electricity had to be done by the builder/client, including full coordination. The foundation slab was included in our package, but the insulation for it was not.

Inside, all plastering, wallpapering, tiling, and floor coverings had to be completed by the builder/client. We purchased the screed, plumbing, and heating packages separately; otherwise, these would have had to be done by the builder/client as well.

Installation of the electrical meter box and connection of the hot water system were the builder/client’s responsibility. It was not easy to find contractors to complete this because, for example, the electricity cable had been pulled into the wall by the construction crew but was not connected to the meter box.

The electrical sockets were only provided with a standard layout and had to be customized. I could go on forever. In any case, the building specifications must be carefully checked.

There are companies like ebk from Denmark or Talis from Husum whose business also includes holiday home construction. They also work in Lower Saxony and can deliver a complete finished product, including kitchen and wallpaper. Smaller general contractors like ours also offer to handle everything, including landscaping, flooring, and painting. Unfortunately, that is a bit too expensive with ours, but he has good companies in his portfolio for those services. In that case, you have to check in Hildesheim who might be suitable there.

Oh, interesting, thanks! What does GU mean? Where can I find someone like that in the greater Hildesheim area? Even if it makes some people cringe here, a move-in ready home would be perfect for us.

The more precisely you know what you want, the more you can narrow it down.

Major points include energy standards, wall construction, or if you want a Scandinavian-style house.

After that, the scope of work. It should generally match your requirements closely.
