ᐅ Building with Architects – Experiences and Tips?

Hello everyone,

I have a general question about the costs when building with architects and with a general contractor (GC), as we are currently considering how we want to have our house built. There are several options to consider.

1) Architect contracted individually for all phases of services
2) Architect handles the design and the GC handles the construction
3) GC takes care of both design and construction

From what I have learned and understand, theoretically, none of these models should be inherently more expensive or cheaper if the quality and scope of services are the same. I also assume that a GC cannot manage without planning and site supervision, which must be included in their calculation. That’s why I’d like to ask those of you who have experience with this: Is a house built with an architect generally more expensive in practice?

Exactly. This is what we received from an architect who provided sketches before the land purchase for an agreed fixed fee. Currently, we are also consulting other architects and construction companies to get an overview. As I mentioned in the thread, this was only intended for conceptual purposes and we have not yet signed an architect contract.

In my opinion, even with a different architect, this will remain a highly restricted plot – or do you expect that another design for this plot will be more standard and conventional?

Sorry, I misunderstood you. I thought you meant only one architectural plan, although you had generally referred to one architectural plan. Yes, it is clear to us that nothing standard or off-the-shelf will work here.

However, we also have three good contractors with in-house architects who plan and build custom designs.

I have another question that doesn’t exactly match the original one.

When looking for an architect, what can I expect from them before any money changes hands? We want to understand how an architect would approach the site and what their general vision is.
