ᐅ Urban villa floor plan 185 m² – Requesting feedback!

Hello everyone!

I would like to hear your opinions on our long-prepared floor plan, so I’m starting a new thread just before submitting the building permit / planning permission with the current design of our single-family house.

These are the preliminary drafts for the building permit / planning permission, and this is my last chance to review everything and point out any issues.

Basically, everything fits our needs, but before finalizing the detailed planning, there is still some flexibility and the floor plan might be adjusted.

I would be very grateful for your suggestions, ideas, and criticism!

Did you account for the stairs in the pantry, or are they no longer underneath?

Do the furniture dimensions fit?

The stairs are still underneath and start roughly in the middle of the room. It actually fits.

I used the kitchen planning software “Küchenquelle”; all measurements are specified precisely there.

Here is the kitchen planned a little differently:

Open kitchen and dining area: dining table with chairs, kitchen island, upright piano, person in the room.


Open living and dining area: kitchen on the left, dining table, sofa, TV; person standing in the middle.

Still not quite satisfied

Then keep in mind that the area behind the freezer is not usable. You have a maximum of 40 cm (15.7 inches) between the freezer and the wall to walk through.
