ᐅ Urban villa floor plan 185 m² – Requesting feedback!

Hello everyone!

I would like to hear your opinions on our long-prepared floor plan, so I’m starting a new thread just before submitting the building permit / planning permission with the current design of our single-family house.

These are the preliminary drafts for the building permit / planning permission, and this is my last chance to review everything and point out any issues.

Basically, everything fits our needs, but before finalizing the detailed planning, there is still some flexibility and the floor plan might be adjusted.

I would be very grateful for your suggestions, ideas, and criticism!

So far, you have oriented your house on the ground floor solely based on the sun, right? I would suggest trying to incorporate the garden more. Typically, for this plot, you would expect the house to be on the east side and the terrace on the west. Or do you prefer to sit by the fence next to the neighbor?

Yes, these are floor-to-ceiling windows. With the knee wall anyway. We also planned external blinds there, so you shouldn’t actually see any naked behinds outside...

To me too, it will be widened to at least 100 cm (40 inches), it’s already being redesigned!

No matter where you look, you’re sitting at the neighbor’s fence... and the plot is 26 meters (85 feet) deep but only 20 meters (66 feet) wide.

Oops – I’m afraid I completely misunderstood your site plan. Am I correct in assuming that the orange area is not part of the property? If so, forget about the west orientation.

Yes, the orange section is already built on, I mentioned that somewhere before, but it doesn’t matter... Anyway, no matter which way you look, there are neighbors everywhere.

Here are my redesign attempts (hopefully everything measured and depicted correctly)
Option 1: Kitchen and living room swapped, living room window widened to 4 meters (13 feet)

Floor plan: Room 1 approx. 49.95 m² (538 sq ft) and Room 2 approx. 5.22 m² (56 sq ft) with measurements in cm.


Top view: Open living and kitchen area with dining table, chairs, sofa and TV.


Bird’s eye view: Open kitchen with dining table, chairs, plant and a person in the room.

P.S. The kitchen could be furnished in a more modern style – a visit to a kitchen showroom is worthwhile

Option 2 (as originally planned, just mirrored):

Floor plan: Room 1 (48.08 m² (517.5 sq ft)) and Room 3 (5.71 m² (61.4 sq ft)) with wall measurements in cm.
