Hello everyone!

I would like to hear your opinions on our long-prepared floor plan, so I’m starting a new thread just before submitting the building permit / planning permission with the current design of our single-family house.

These are the preliminary drafts for the building permit / planning permission, and this is my last chance to review everything and point out any issues.

Basically, everything fits our needs, but before finalizing the detailed planning, there is still some flexibility and the floor plan might be adjusted.

I would be very grateful for your suggestions, ideas, and criticism!

If your son wants it that way, that’s obviously fine – but no one here could have known that, and the usual layout is: children’s rooms on the sunny side, bedrooms in the cooler corner.

What kind of great job do you have that lets you watch the sunrise from your bed? I have no time or inclination for that in the morning; I just tumble out of bed and head to the bathroom.

There are also great jobs and even weekends when the kids sleep in and the parents can enjoy the sunrise.

To be honest, I have never seen a floor plan (and I have seen many, many) that fully meets my expectations. Sometimes the pantry is missing, sometimes the storage room, sometimes the children's bedrooms are too small... there is always something. Everyone simply has their own preferences.

Then the master bedroom moves to the south again. No one can smell that.

Please mark all the furniture once, not just describe it verbally. Also downstairs.

Two dining areas are too close to the stove. Small kitchen: you won’t fit a kitchen in 20cm (8 inches)².
The house is large; your wishes could be realized. Just not like this.
Too much space in the wrong place, and where it is needed, it is lacking.

Hmm... suppose we swap the kitchen with the living room. Put the corner sofa in the right corner. Then the question is, where to put the TV? Where does the fireplace go?
Okay, the pantry could stay there, only the door would need to be placed facing forward.
And what about the wiring?
Sure, it could look nice, but well, I’m not so sure.

I thought you wrote that the TV is not that important to you? In the current floor plan, it doesn’t really fit either. And since the fireplace is now basically being used as a room divider, I don’t see any problem fitting it in when swapping the rooms...

Regarding the piping: The bathroom can also be placed on the upper left side of the plan if a children's room is going to be on the street-facing side anyway; the guest toilet is already on that side. This should not be a problem.

You wrote that the TV is not that important anyway. So, is it after all???
