ᐅ Are the utility connections already located one meter inside the property boundary?

Hello everyone,

For our new building plot, according to the building authority, one meter (3 feet) of pipe for water, wastewater, and stormwater each will be installed on the property during the site development work. The cost is 1000 € per pipe.

The same applies for electricity and telecommunications.

Is it standard that the utility connections are laid that far onto the property, and does this provide us with a cost advantage for the house connections, or is this normal?

This also varies by region. In Berlin, for example, the water utility additionally installs a blue (non-flexible) protective conduit, and the water pipe is laid inside it rather than in a different pipe. Only the pipe provided by the water utility is permitted. Furthermore, sealing around the water pipe must be applied in the foundation slab or house wall to prevent water ingress in case the pipe breaks outside the building.

They can also handle everything else. But if they only take care of the drinking water part (sewage is apparently excluded) and come with a green flexible hose (which is probably what will be installed). For me, it cost 1000€ (about $1100) to extend the line on the property, and I had to arrange for the trench to be dug myself. The water meter is owned by the supplier and therefore does not cost anything. (Only for drinking water, electricity was another 1000€ net)

For us, it was about 7,500 euros for all connections (including empty conduits for telecom and energy providers, as well as an access shaft) from the middle under the road to the house. This was done by the civil engineer who was already contracted by the general contractor for the earthworks for the house.

But in this case, nothing was located on the property itself, right? So the street had to be opened and restored, partly on public and partly on private land?

Exactly. There was nothing on the property. Opening and closing the road is included in the price.
