Hello forum,

Is my calculation of the floor area ratio (0.4) correct?

Plot area: 417m² (4489 sq ft) x 0.4 = 166.8m² (1796 sq ft)
Garages: 40m² (431 sq ft)
Driveways: 30m² (323 sq ft)
Yard: 25m² (269 sq ft)
Total: 261.8m² (2819 sq ft) which results in a floor area ratio of 0.626, so less than 0.8.

Please upload a site plan of the construction project, complete your information (e.g., the gross floor area of the house), explain what you mean by courtyard, and let’s find the full development plan together (Important: year of public disclosure, written regulations regarding floor area ratio / plot ratio).
