Hello colleagues and everyone involved,

We have finally found a plot for our house. What now? How should we best approach this? Architect or general contractor? With or without a basement? What is truly important and what is just unnecessary?

About us: 2 adults + 2 children
Plot size: 934m² (see attachment)
House: either a 5-room corner bungalow (140m² / 1507 sq ft) or a two-story townhouse (160m² / 1722 sq ft)

Attached is a draft (self-made) of the floor plan. What do you think?

Hello! First, hire a surveyor to prepare the boundary and elevation plans, and get a soil report done if you haven’t already. Then create a room schedule listing the required spaces and their sizes. Next, visit model home parks and new development areas to gather inspiration. Ask around in your building area about who has built homes there and whether they were satisfied with the process. Get in touch with your future neighbors to find out their plans for their land, boundaries, and how they are building. This is very important. And don’t let yourself get stressed or rush into signing anything! Have fun!

Hello Barbara, isn’t the room schedule usually created during the detailed design phase? We are still very much at the beginning of our journey!

About the DIY floor plan:
14 m (46 feet) hallway length...???
Wow, that will be quite a corridor...

You can also design bungalows with a more central layout, for example in a "Y" shape. Example for the search engine:

"Family bungalow with airy floor plan – Rainer Roth"

But it always starts with the initial considerations.
Which rooms are needed and where should they be located in the house? Only then does the layout follow.

What you personally _really_ want is what matters. A basement, double garage, and sauna can be important or just unnecessary—only you can decide.

It’s completely normal to go through several iterations to align your wishes with your budget. So, as others have said: clearly define your specific needs and requirements, visit model homes, and get price quotes.

First, I would say buy the plot of land. Otherwise, someone else might.
