Hello, I have the opportunity to purchase a plot of land in the Hannover region with an old Okal prefabricated house. We would remove the existing house and potentially use the existing basement (which is dry). Now the challenge – the development plan specifies the following: II, floor area ratio 0.15 in the WR zone – the plot is 926 m2 (9,965 sq ft) and faces west – which results in 139 m2 (1,495 sq ft) – is that correct?

We are a young modern family of three and can imagine living in a small house. However, I currently have no idea how much net living space would remain, nor how the house could be designed.

Can I get some ideas here? Are there similar cases? I am attaching the current basement plan.

No, and absolutely not. As a neighbor, I would raise an alarm and also take action against the building authority if exceptions were allowed. Someone comes along, buys land, and the first thing that happens is that the rules get changed for my sake. What a nerve. If 0.15 is not enough, then this is the wrong land. The entire character of the neighborhood gets ruined this way. This opens the door to a future graniteification of the area... moving away from greenery toward stone, pavement, and houses packed closely together, with the 80cm (31 inches) of grass maintained by a robotic mower. - Even before, when I read that the OP wants to cut down the two large trees on the property, it made my hair stand on end. Hopefully, there is a tree protection ordinance that prevents this atrocity. Because a house was built with those trees on the land. The construction has to work with them. Karsten

The term "common living area" is defined in the state building code, and any borderline cases (such as hobby rooms, saunas, etc.) have been more or less clarified through numerous court rulings.
