Hello everyone,

First of all, I hope this is the right section.

I have received several quotes for the shell construction. I’d like to share the one I currently feel best about; it is affordable, and the owner seems both professional and friendly. The references also looked great.

What do you think of this offer? Should I ask for any changes?

Now we’re getting closer to the point. Apparently, your definition of "shell construction" differs.
Shell construction is the completed volume including the roof structure, but without windows, interior fittings, etc.

For me, shell construction is without the roof. However, it includes insulation, foundation grounding, basement windows, possibly a garage and basement, drainage, roller shutter boxes, possibly stairs, and possibly earthworks.

I calculate about 500-600 euros per square meter for shell construction. In this example, that would be around 105,000 euros, not 55,000 euros (for 190 m² (2045 sq ft) of living space without basement or garage).

Here, shell construction means without basement, roof, garage, etc., only masonry + slab-on-grade.

Exterior wall bricks Unipor 17.5? Are you planning to add another 20cm (8 inches) of polystyrene insulation on the outside?

Also, if you add up all the alternative options, you’ll end up with a significant amount. Try calculating everything you definitely need.

To me, that is a shell. The garage also needs to be built with masonry. At least in Bavaria, the roof is not typically considered part of the basic shell construction.

Did the building authority approve the wall thickness in the commercial zone without any objections? That would add even more absurdity to the whole situation...
