Hello everyone,

First of all, I hope this is the right section.

I have received several quotes for the shell construction. I’d like to share the one I currently feel best about; it is affordable, and the owner seems both professional and friendly. The references also looked great.

What do you think of this offer? Should I ask for any changes?

Thanks!!!

PS: I could also share the other offers (they are more expensive, but that doesn’t necessarily mean anything)……

A neighbor spent 150,000 euros on the shell for a 250 m² (2,690 sq ft) living area, integrated garage, full basement (130 m² (1,400 sq ft)), monolithic construction, perlite-filled Poroton blocks, KfW 55 standard. Just for comparison. However, this is basically a high-end example and hardly comparable to the usual 140–150 m² (1,500–1,615 sq ft) single-family houses typically discussed here.

You’ll have to show me the bricklayer in Munich.

Unfortunately, the photos from the original poster are so small and blurry that they are barely readable... At first glance, the perimeter insulation under the slab seems to be missing, since as far as I can tell, you are building without a slab.

Tell us a bit about the house.
How big is it supposed to be, and so on?

The quote contains many optional items without quantities. You won’t get a shell structure for $55,000 unless it is only slightly larger than a doghouse.

As mentioned before, the €55,000 only covers the foundation slab, reinforced concrete ceiling, and non-insulated masonry. This is affordable but not unrealistic.
A shell construction isn’t the same everywhere; everyone includes different things in their calculations.

There is something written after all, how can it be uploaded so oddly?
Anyway, it’s just uninsulated masonry, a slab foundation, and a reinforced concrete ceiling. 55,000 € is already cheap but not unreasonable now.

For a few bricks and some concrete, that might be accurate. But this has nothing to do with a shell construction. What exactly is supposed to be evaluated here? It really makes no sense, totally absurd.
