ᐅ Costs of a Single-Family House with a Separate Apartment, Approximately 200 Square Meters

I would like to build a single-family house with a granny flat in timber frame construction within a 20km (12 miles) radius of Ulm, but I have no idea what the costs might be.
I’m considering a KfW 55 house, possibly even KfW 40 Plus, with a pitched roof.
The granny flat should be around 50-60 square meters (540-650 square feet) and the main unit about 150 square meters (1,615 square feet).
Either with a double garage or a partial basement to have some storage space.
Would it be feasible to stay within a budget of €400,000–450,000 (approx. $430,000–480,000), including additional construction costs and KfW subsidy programs (KfW 55: €5,000 and KfW 40 Plus: €15,000 per dwelling unit)? Land, painting, flooring, kitchen, landscaping, and furnishings would be extra.

For timber frame construction, I would even calculate 2300 per square meter (2300 per square yard).

And the basement price can also be adjusted significantly. Our quotes for a waterproof concrete basement measuring 9 x 12m (most companies no longer build anything else) were all between 70,000 and 90,000 without earthworks. Earthworks then cost between 25,000 and 35,000.

Is it finished as a living basement or just a utility basement?

Utility basement with a raw construction height of 2.56 m (8 ft 5 in) without interior finishing. Included are a concrete staircase without railings or coverings, 4 windows with light wells, 4 interior doors, and 4 empty electrical boxes per room (optionally for outlets, switches, or lighting fixtures).

Several companies have provided quotes, all fell within this range.

For this, the double garage can be done more affordably; 20,000 to 25,000 plus foundation costs should be sufficient.

At Viebrockhaus, I was told the utility basement costs 1000€/m2 (finished basement).
