Hello

I would like to build a single-family house with a granny flat in timber frame construction within a 20km (12 miles) radius of Ulm, but I have no idea what the costs might be.
I’m considering a KfW 55 house, possibly even KfW 40 Plus, with a pitched roof.
The granny flat should be around 50-60 square meters (540-650 square feet) and the main unit about 150 square meters (1,615 square feet).
Either with a double garage or a partial basement to have some storage space.
Would it be feasible to stay within a budget of €400,000–450,000 (approx. $430,000–480,000), including additional construction costs and KfW subsidy programs (KfW 55: €5,000 and KfW 40 Plus: €15,000 per dwelling unit)? Land, painting, flooring, kitchen, landscaping, and furnishings would be extra.

Flat land assumed and features ranging from standard to slightly upgraded.

Only the energy saving ordinance and excluding additional costs might work.
Garage and basement included as well.
Calculate between 2000 and 2500 € per m2 (per square meter).

No, I don't see that as feasible.

Ok... first of all, thanks for the answers. How much should I roughly expect for the pure house costs, excluding additional construction costs, garage, or basement?

200 sqm (2153 sq ft) * 2000€ = 400k
+ 50k additional construction costs = 450k
+ 60k full basement or 40k double garage = 500k
+ 40k ceiling, floors, exterior, contingency = 540k
