ᐅ Floor Plan Design for a 150 sqm Single-Family Home – Tips for Improvement?

Hello everyone,

we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.

On the ground floor, there is a side entrance door on the right. The carport will be located there.

In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.

I look forward to your tips and suggestions!

Ground floor plan: open living and dining area, kitchen, bathroom, hallway, and two rooms.


Apartment floor plan: kitchen, living room, hallway, and bedrooms with dimensions.

I’m not saying it doesn’t fit, but I find it disproportionate. Your 3m (9.8ft) sofa even extended past the opposite wall. That’s sometimes just how it is with small apartments, but that’s not how I would do it. Of course, everyone can do as they like.

I like your last suggestion with the swapped living room and kitchen much better. If the staircase could be reversed, the wall between the kitchen and hallway could be moved further to the right. Or you could try a different staircase design.

Okay, let’s please try to optimize the red area in the way that makes the most sense. We would like to keep the upper area as it is. I also think the idea of having the kitchen upstairs and the living area downstairs is a good alternative...

There is not much you can do about that.
Give up the second toilet.
Move the building services upwards.
Living, dining, and kitchen areas will gain a few square meters.
Swap the kitchen and living room.

If you don’t want to give up the second toilet, shift the parent’s bedroom toward the garden and place the toilet next to the bathroom. This should not significantly affect the costs.

At the moment, we have 240cm (94 inches) width by 200cm (79 inches) depth. The sofa inserted there measures 280cm (110 inches) width by 185cm (73 inches) depth. However, depth is not the issue in that space.

But no one had that idea, and it would be counterproductive... going up and down a floor every time you want to grill?

In the new version... how wide is the upper kitchen wall? Is that enough for you? It seems more like a double-row kitchen.
