ᐅ Floor Plan Design for a 150 sqm Single-Family Home – Tips for Improvement?

Hello everyone,

we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.

On the ground floor, there is a side entrance door on the right. The carport will be located there.

In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.

I look forward to your tips and suggestions!

Ground floor plan: open living and dining area, kitchen, bathroom, hallway, and two rooms.


Apartment floor plan: kitchen, living room, hallway, and bedrooms with dimensions.

It just doesn’t appeal to me/us, sorry!

I wanted to have a “buffer” between the master bedroom and bathroom with the walk-in closet to reduce noise. In your version, the living room TV is on one side of the wall and the bathroom on the other side. The living/dining area ends up being very long and narrow...

As I said, like everything in life, it’s a matter of personal taste, and as you can see from this thread, there are completely different opinions!

I prefer Bautsch’s layout for dining/living/kitchen more than your designs. However, I like your parents’ area better

We also prefer Kaho’s version with the carport on the other side, and it is now our favorite!

Alright then: to prove my lack of drawing skills, I tried sketching myself – without incorporating my parapet variant, so it only shows a symbolic single support under the foot plate of the (apart from the solar panels) "uncovered shed roof" – just to illustrate the roof shape:

Don’t you watch TV at the same time? Or do the kids watch TV when you’re already in bed?
Also, in your 4a version, the bedroom still borders the living room, doesn’t it? Just because the head of the bed is not directly against that wall doesn’t mean you’ll hear a lot less from the TV...

How about this:

Ground floor
The hallway has been made slightly wider.
I removed the offset.
The utility room is now only accessible through the hallway, allowing for more kitchen cabinets, so no more storage of supplies is needed in the utility room.
The TV is no longer mounted on the bedroom wall.
However, the sofa could also be arranged with its back to the room again.
Area 101.45 m² (1092 sq ft)

Grundriss eines Hauses: Schlafzimmer, Wohn-/Essbereich, Küche, Bad, WC, Flur, HWR.


Upper floor:
Mostly unchanged
Area: 58.71 m² (632 sq ft) (the width could still be increased if one-story design is still possible; I’m not very familiar with that)

Grundriss eines Obergeschosses: zwei Kinderzimmer, Bad, Flur, Abstellraum; Treppe in der Mitte.


Total area 160.16 m² (1724 sq ft) (slightly larger, mainly on the ground floor)

I find this version definitely more interesting! But... the house keeps getting bigger! Originally we wanted a maximum of 140 m² (1507 sq ft), now it’s 148 m² (1593 sq ft), and with your version it would be 160 m² (1722 sq ft). As I said, everything still has to remain affordable.

I also think your bathroom layout with the T-shape is better solved than the current version from our architect!
