Hello,
we have purchased a plot of land near Stuttgart and submitted a building permit application. Unfortunately, the cost estimates keep increasing.
The project is a single-family house with a living area of 250 m² (2690 sq ft), including a double garage and basement, KfW40+ standard.
Can anyone recommend a construction company in the greater Stuttgart area?

I have already contacted Fermo but have received no response yet. Also, Fermo cannot offer KfW40 (minimum is KfW55) That’s the beauty of our regulations: throw in pellets and suddenly it’s a KfW40 house. Take a look at the rules and decide whether the certificate with the theoretical energy rating is more important to you than building with a reliable company...
@blaupuma: The energy rating has nothing to do with the actual consumption; many prospective builders fall for this misconception. A KfW40 house can actually have higher heating costs than a KfW70 building. It’s one big magic trick.
@Obstlerbaum: You’re right. If you have a good energy consultant, they can quickly advise on what makes sense and what doesn’t.
We managed to achieve KfW 55 energy standard relatively easily with our build and came very close to 40. However, the consultant quickly showed us that further financial investments wouldn’t have been reasonable.
What interests me more is in which trades the costs are going off track for the original poster. Because if I build a house with 250 sqm (2700 sq ft) of living space plus a basement and double garage, I know that in Baden-Württemberg, especially in the Stuttgart metro area, total costs of 700,000 to 800,000 EURO are quite common.
More information about the building project would be helpful.

Especially if costs are already getting out of control, they definitely won’t improve during the construction phase.
The architect also wants to make a profit from it.
I had a conversation earlier this week with a specialist lawyer for construction and architect law.
According to him, it has become more common that cost estimates and actual construction costs differ significantly upwards. Apparently, architects sometimes receive additional undisclosed payments from the individual trades.
In a recent case in our city, the cost estimate at the time of the building permit / planning permission was about 390,000 (currency), but after completion, the owners had to pay 810,000 (currency).
That ended up being a case for the lawyer.

Hello @Obstlerbaum: We are currently considering building with Fermo as well; the pricing is quite ambitious, of course. Have you already started, or would you say the decision was the right one? Well, costs can only get out of control if the architect makes an incorrect cost estimate based on the given conditions, since the conditions themselves always remain the same unless the client regularly updates their requirements upwards. But I would bet on the former.

Don’t be misled by the prices on some providers’ websites—there is usually a lot more added on top.
