Hello, we would like to build a multigenerational house with 3 apartments for our children and grandchildren. Two apartments would be around 100 square meters (1,076 square feet) each, and one about 80 square meters (861 square feet). We currently own a property ourselves, which we would like to sell. We do not have a building plot yet. What is the best way to approach this? We know it should be a solid construction. Each unit should have its own entrance. Ideally, we would prefer two semi-detached houses and one integrated ground-floor granny flat.
On one hand, how can such a project be financed? What is the best way to proceed? We are all employed full-time. Looking forward to a lively exchange.

BW is unfortunately an expensive place to build, especially in the current times.
For a 280 sqm (3,000 sq ft) house, you can expect to spend around €600,000 just for the building. Additional costs include the land, ancillary construction costs, garages/carports, and outdoor areas.
Having three separate entrances will definitely complicate the design and require many hallways.
Your concept probably doesn’t comply with many zoning or planning regulations either.
Based on the limited information you’ve provided so far, I would lean towards building with an architect and individual contracting rather than a general contractor.
So please provide some more details.

thanks for the information. We are also at the very beginning of this plan to build with everyone involved. The idea developed because our current house has become too large for us, and we would like to downsize. The children have families with grandchildren. Their apartments are too small. Due to the housing shortage, rents are already quite high even in rural areas. Since my husband and I want to travel more once we retire, we no longer want to own a house on our own. Who would take care of it if we were away for half a year or so?
We are all aware that everyone needs the possibility to have their own private space. These topics have been discussed within the family for a long time. Also, each person should finance their own apartment. Repair costs outside the apartments should be shared among the parties, and a common reserve fund should be established for everyone.
We already have a construction company in mind.
Regarding building plots, there are not many available, especially on the scale we would like. We have signed up on a waiting list at the city, so we will be notified as soon as something suitable becomes available.
It is still a long way to go, but we still have time.

Just as a general consideration: I see a ground-level granny flat as most feasible if the remaining semi-detached units are divided asymmetrically (one side being the narrower unit, traditional, and the other side wider, with almost only the entrance on the ground floor). This way, the granny flat can be located entirely within one half of the overall ensemble. Designing it symmetrically or centrally would cause problems with having the narrower half as a separate plot, effectively requiring a triplex on a single property.
Based on the actual real estate market, I believe the most promising approach is to look for two adjacent semi-detached house plots and change their division.
