Hello everyone,
we have received a quote for the surveying work and I wanted to quickly check if it seems appropriate and if anything might be missing. The plot was purchased in Hesse in a new residential development:
Rough staking out: €225 plus VAT (flat rate)
Fine staking out: €675 plus VAT (flat rate)
Building survey: €835 plus VAT (according to the administrative fee regulation)
plus the costs from the surveying authority of about €130
In total, this will be around €2,200 including VAT.
so long, ck

Karsten just can’t help himself. He barely escaped a loss due to a surveying error himself and still keeps giving the same advice. So I’m following it too: No insurance covers mistakes made by a site supervisor or similar. If the company goes bankrupt, the property owner is left with the costs. The surveyor is simply the better choice 🙂.
I’m not as familiar with current market prices and fee regulations anymore, especially not in Hesse, but €2200 (about $2400) is quite a statement. Especially since the services overlap significantly. Better ask another surveying office again; my gut feeling would estimate at least €400 (about $440) less. As a layperson, I’d say this... if the site supervisor has one or more reference points (like a lowered curb at the carport or a tree island at the planned corner of the house) in addition to the usual boundary markers, then any trainee could do the surveying. I could have done it myself at our place.

I would say it was about 7 to 3 here. Out of 10 cases, in 7 instances it was done by one of the construction companies, and in 3 cases a surveyor came. Possibly 6 to 4 as well—I didn’t keep records. Apparently, in some regions this is not uncommon. Surveyors are scarce here; I waited six months between ordering and having the finished house surveyed. Perhaps they don’t prioritize every single-family home.
The prices mentioned in point 1 are definitely quite high.

They were and still are 60cm (24 inches) to 70cm (28 inches) too low.
If he hadn’t mismeasured, I wouldn’t have such a nice view.

Am I mistaken, or was it one of your neighbors where someone measured very inaccurately? – Something around 25cm (10 inches) off is ringing a bell... No, that was with us. I just noticed and reported it. Phew, it still worked out just in time.

We are building a 2.5-story house without a basement and need to raise the ground by 1.5m (5 feet) up to the street. Could it be that the quote is higher because the effort involved is greater? I am trying to find another surveyor in the area and will see what they say.
