A warm hello to everyone,
we are currently at the beginning of our first building project. Looking ahead, we have decided on a bungalow. The floor plan is just an initial idea and not final; the dimensions can still be changed.

Plot size – approx. 1060 sqm (11,409 sq ft)
Slope – none
Floor area ratio – 0.4
Plot ratio – 0.5
Building window, building line, and boundary – planned 5 m (16 ft) from the street
Edge development – yes
Number of floors – single-story
Client Requirements
Style, roof shape, building type – modern plastered, left and right shed roofs, flat in the middle and garage, bungalow
Basement, floors – no basement
Number of occupants, age – two people, no children
Office: family use or home office? – both
Open or closed design – open
Conservative or modern construction – modern
Open kitchen, kitchen island – island
Number of dining places – minimum 4
Fireplace – possibly decorative only
Balcony, roof terrace – garden terrace
Garage, carport – garage
Utility garden, greenhouse – no
Additional wishes / special features / daily routine – tiled toilet in the garage for the dog, long stays in the garden // terrace during summer

- What do you dislike? Why? – The garage needs to be moved forward because a second terrace might be built on the east side.

However, at €1800 per m², I would expect a standard house type (rectangular with a pitched roof). A shed roof is more expensive, a flat roof even more so, and then you have two connections (flat roof/wall) that must be properly executed to keep the house dry. More work for the plumber, etc. Then an insulated garage… oh dear… then you are close to €400,000.
With architects, always allow a buffer of around 20% instead of 10%. However, the €300,000 estimated by the architect is confusing, since architects usually include earthworks in their calculations. I count these as additional construction costs.

Regarding the house: I agree with the others. The house gains very little from its favorable west side, the hallway is very, very long, and the children’s rooms are not fairly arranged. The shower and toilet should be swapped so that when seated, you have natural light and a view. The T-junction should be slightly shifted. The cloakroom is no longer enough for four people; for two, it just fits seasonal items. And where will the other jackets, bags, etc., go? The hallway is downright wasteful. The utility room is nicely sized but will have to serve many purposes. For the next planning phase, you should include all criteria, because you will not avoid a redesign if the development plan is still valid:
The ridge direction is specified, and the two ridges on your house run perpendicular to the requirement.

Oh... I actually quite like that “recess.” The terrace can then be extended outward. That way, you get both. The rooms only get a little sun through the windows, but they do get light.

1800 euros is too little.
Better to estimate 2000 euros; that should cover everything as long as you don’t choose anything too extravagant.
That’s 35,000 euros more than planned.
Better to calculate 45,000 euros.
Add the garage at another 40,000 euros,
That makes 85,000 euros in total.
Additional costs that come up during construction are a reality.
I didn’t want to believe it either.
Here 2,000 there 2,000, after the building phase it adds up to a significant amount.
A friend once told me to budget 10% extra—I laughed.
The result is, he was right.
