ᐅ Buy or Build?

Hello!

A new residential area is being developed near us, and I want to buy a plot of land to build a semi-detached house. Each unit should have about 150m2 (1,615 sq ft) of living space, plus 2 garages and 2 parking spaces.

The plot size is 750m2 (8,073 sq ft), with a site coverage ratio of 0.4, a floor area ratio of 0.8, a ridge height of 4.5m (15 ft), and a building height of 9.5m (31 ft).

I went to the local building authority for advice, and they warned me to be careful with the site coverage ratio of 0.4 regarding my plan, but they did not go into details. The semi-detached house is planned to have a footprint of about 15x15m (49x49 ft). I cannot yet say where the garages or the access paths to the garages will be located. I would build them on the right side next to the turning area, but then there would not be enough setback from the street, which is only allowed in special cases.

Assuming a long driveway to the garages has to be built and this causes the site coverage ratio to be exceeded, would that be accepted? I have read that overruns of up to 50% for accessory structures (driveways, etc.) are tolerated (NRW).

What do you think?

Are you sure you mean this spot? That’s where our terrace is planned.

The garage or garages can and should be placed here or there. Actually, rather towards the top / on the boundary with the northern neighbor.

See the red sketch. In any case, the garage(s) must be within the blue box.

The driveway at the top is shorter. Also, don’t forget.

No. It only has to be behind the front building boundary.

However, your duplex can only be 14.50 m (47 feet 7 inches) wide if my assumed lot width of 23.50 m (77 feet 1 inch) is correct. Do you really need to provide 4 parking spaces? If not, a single garage can be placed on both the north and south sides. That would give you 2 m (6 feet 7 inches) more width for the main building, so it would be enough for your desired width.
Both solutions are only possible if you are granted approval for two separate driveways.

My architect returned from vacation over the weekend, and I boldly called him on his mobile phone this afternoon to ask when I could drop by. I was happy when he said I could come over with the documents within half an hour 🙂

We discussed everything and he explained clearly in just a few minutes that the garages can’t be placed where I wanted them.
He also said he would build terraces and gardens facing west rather than south!

He suggested building one garage on the north wall and the second one in the semi-detached house on the south side, or alternatively one garage on each of the outer walls facing south and north.
I’m not sure if I want a garage inside the house, but maybe having both garages on the north wall could be an option.

In any case, he will somehow find space for two garages and gave me his approval to proceed with the purchase of the property.
I also learned that since there is a development plan, you cannot build anything without approval or submitting applications.
