Hello everyone,
I would appreciate your feedback on the attached floor plan (not a house!).
I know this is a house building forum, but maybe someone still wants to help.
Since it is a new build, the floor plan can still be changed.
Where do you see needs or weaknesses in the floor plan?

Here are the changes I am considering:
- Change the shower bathroom to a guest toilet (see picture below), advantages: private access and more closet space behind the bedroom door possible
- Include a shower in the bathroom, possibly omitting the bathtub

The stairs behind the dining table lead to another roof terrace on top of the building.

ypg: I would definitely remove the wall between the living room and the kitchen – it makes the living room feel very cramped. If separation is desired, it’s better to use room dividers, such as a shelf open on both sides.

You seem to know more than I do.

Seriously: I am by no means inexperienced at reading floor plans, usually even in residential buildings, but here I can’t quite clearly see what exactly is load-bearing. There must be some walls or supports, judging by the span alone, but they don’t appear clearly to me in this case.

The wall is drawn thicker. However, I also had a conversation about it yesterday, and it is definitely load-bearing.

In the bathroom, the shower has been moved to the washing machine niche. Make sure there is enough depth there for a shower. Overall, I would also pay attention to the doors. I made the ones for the storage rooms 10cm (4 inches) narrower.
I’m not too happy with the living room here, but I used big bulky furniture everywhere. However, the kitchen is already a little gem for apartments.

Many thanks for your effort, but the living room is definitely too small for me. Also, I feel the bedroom lacks a good wardrobe solution.

I would find the long walk to the bathroom through the kitchen and living area extremely bothersome.
