I would appreciate your feedback on the attached floor plan (not a house!).
I know this is a house building forum, but maybe someone still wants to help.
Since it is a new build, the floor plan can still be changed.
Where do you see needs or weaknesses in the floor plan?

Here are the changes I am considering:
- Change the shower bathroom to a guest toilet (see picture below), advantages: private access and more closet space behind the bedroom door possible
- Include a shower in the bathroom, possibly omitting the bathtub

The stairs behind the dining table lead to another roof terrace on top of the building.

Or: Place the bedroom where the kitchen is now, remove the wall between the third room and the bathroom, or remove half of it – plan a beautiful, luxurious bathroom, for example with a freestanding washbasin and bathtub. Convert the other half of the third room into a utility room, which can also be used for storage. This is probably the most luxurious option for a couple who definitely want to remain a couple. The downside is that there is no longer a third room (for a future child, a home office, or a guest room).

I would keep the small room for sports, an office, or a guest room—it will be appreciated.
And I would hold onto the west-facing balcony for evening gatherings. I don’t think a roof terrace is really a substitute for a balcony: on one hand, it can be too windy for comfortable furnishing, and on the other, you usually don’t want to go on a trip just for a glass of wine. A balcony is more idyllic and, in this case, wonderfully sheltered from the west wind.

If you’re still rearranging rooms, maybe think about that too? Or is there absolutely no need? A 240cm (95 inch) wide room isn’t really ideal.

Yes, this room is also a bit of a concern for me.
But I don’t see any alternatives... I’m open to everything, though.
Maybe I’ll have to partially block the balcony exit, which I don’t find too bad.
My daughter doesn’t live with me permanently, so she doesn’t need a “full” teenager’s room.
A larger bathroom would of course be nice as well, but I don’t see a solution for that either...

If the wall between the current kitchen and the third room is load-bearing -> bedroom instead of kitchen.
The advantage of moving the kitchen is that it would be right next to the lower roof terrace, so you wouldn’t have to go through the whole apartment just for a glass of wine. And if grilling is allowed on the terrace – even better to have the kitchen right next to it!Thank you for your effort!
However, that won’t work because the wall between the kitchen and the room is marked as load-bearing.
That naturally limits the flexibility…
Also, I would like to keep the west-facing balcony accessible from the living area.
