Hello everyone,
I would appreciate your feedback on the attached floor plan (not a house!).
I know this is a house building forum, but maybe someone still wants to help.
Since it is a new build, the floor plan can still be changed.
Where do you see needs or weaknesses in the floor plan?

Here are the changes I am considering:
- Change the shower bathroom to a guest toilet (see picture below), advantages: private access and more closet space behind the bedroom door possible
- Include a shower in the bathroom, possibly omitting the bathtub

The stairs behind the dining table lead to another roof terrace on top of the building.

Honestly, I’m not at all enthusiastic about the floor plan.I don’t think it’s that bad. After all, it’s an apartment. As 11ant says: different priorities apply here. For example, the return on investment per square meter.
And honestly: there are apartments with hallways that seem to go on forever, with hardly any possibilities to open up or change anything. They almost wind their way around other apartments.

I really don’t understand what some architects are thinking: master bathroom right at the entrance and the bedroom at the other end... Who designs nonsense like this???First of all, that’s not a master bathroom, but the family bathroom. It’s meant for a couple with a child.
Or a couple who like it spacious. But you’re right: for us single-family home builders and critics, that’s definitely a different level.

I really can’t imagine what you mean here.
You can’t just move the bathroom arbitrarily because of plumbing pipes running throughout the whole house.
But I’m not bothered by 8 meters (26 feet) to the bathroom, on the contrary. Especially for two or more people, it doesn’t have to be right next to each other. That’s not quite correct. The waste pipe will be at the stack’s location, but the water supply lines can be adjusted. So you could place the toilet on the right side of the shaft.
And I really like your lower suggestion. But I would also plan a shower there, and have only a bathtub and the washing machine in the larger bathroom, just as Climbee suggested.

That’s not quite right. The wastewater pipe will be exactly where the soil stack is, but the water supply lines are fine. So, you could place the toilet to the right of the shaft.
And I really like your lower suggestion. However, I would actually plan a shower there as well, and only a bathtub and washing machine in the larger bathroom, as Climbee already suggested.Hi,
I’m afraid the shower won’t fit there. It would come at the expense of the living room or bedroom.
Also, in the original floor plan, that made the bedroom too small for my liking.
Besides, I don’t think it’s ideal for the shower to be directly next to the bedroom. If one person gets up in the morning and showers, the other is awake too....

Your remodeling request should be feasible, structurally without any problems.
So you are buying the apartment above your current one?No, why do you think that? Only the living room is exactly the same size

I’m going to discuss all the bathroom options with them on Thursday.
Would it be an option to remove the guest toilet completely?
Honestly, as a guest, I wouldn’t want to be sitting on the toilet right next to the couch.
Aside from that, this is an apartment. How much living space do you have? I know quite a few people (although in Munich) who would prefer more living area or even a smaller apartment with the same number of rooms rather than having a second toilet, because less space means lower (rental) costs.
If removing the toilet would result in a better floor plan, I think it would at least be worth considering.
