Hello everyone,
I would appreciate your feedback on the attached floor plan (not a house!).
I know this is a house building forum, but maybe someone still wants to help.
Since it is a new build, the floor plan can still be changed.
Where do you see needs or weaknesses in the floor plan?

Here are the changes I am considering:
- Change the shower bathroom to a guest toilet (see picture below), advantages: private access and more closet space behind the bedroom door possible
- Include a shower in the bathroom, possibly omitting the bathtub

The stairs behind the dining table lead to another roof terrace on top of the building.

I was thinking the washing machine could possibly go in the kitchen,It is currently in the bathroom where the planned shower is located.Hamburch schrieb:
Another point: Does the hallway perhaps feel a bit cramped due to the narrowing towards the living area?I wouldn’t worry about that, since it leads directly into the open-plan living space. I would probably leave out the two short wall sections in the kitchen to give the open kitchen more impact. If needed, partitions can be rebuilt later using drywall.
I would also consider swapping the living room and bedroom.
Basically, you can arrange the kitchen, living room, and so on however you like: there are no load-bearing walls… and water/sewage connections are planned up to that point.
Your renovation request should be feasible, structurally without any issues.

The living room has exactly the same dimensions as my current apartment, which of course helps with visualization. So fortunately, I know that it fits well here.

To be honest, I’m not at all enthusiastic about the floor plan.
Having the master bathroom at the opposite end of the bedroom, the toilet positioned on the wall facing the living room, and the bedroom located on the west side – those would all be deal-breakers for me.
I agree with ypg; that was my first thought as well: swap the living room and bedroom, remove the wall between the kitchen and the current living room (which is now the bedroom), creating an open kitchen/dining/living area. Have a larger bathroom with at least a shower next to the bedroom, and reduce the size of the second bathroom at the back near the third room to make space for a washer and dryer there.
If you want to access the upper attic from the living room, you might consider adding a corridor linking to the stairway near the bedroom (though I’m not sure if the dimensions would allow that).
I really don’t understand what some architects are thinking: having the master bathroom right at the entrance and the bedroom all the way at the other end… Who designs such nonsense???

Large residential complexes must be considered as a whole; when you reduce it to the level of a single housing unit, many things seem mediocre – the priorities are simply different there.https://www.instagram.com/11antgmxde/

Honestly, I’m not impressed with the floor plan at all.

I agree with ypg; it was my first thought too: swap the living room and bedroom, remove the wall between the kitchen and the living room (which is currently still the bedroom), and create an open kitchen/dining/living area. A larger bathroom with at least a shower adjoining the bedroom would be ideal. Then I’d rather reduce the size of the second bathroom near the third room and put the washer and dryer there.
If you want to get from the living room to the upper floor, you could consider creating a corridor branching off the bedroom to reach the stairs (I’m not sure if the dimensions allow this).

The bathroom can’t just be moved around arbitrarily because the plumbing runs throughout the entire house.
But the 8m (26 feet) distance to the bathroom doesn’t bother me at all, quite the opposite. Especially when it’s two people or more, it doesn’t have to be right next to each other.
