ᐅ Evaluation of Floor Plan for a 3-Room Apartment

Hello everyone,
I would appreciate your feedback on the attached floor plan (not a house!).
I know this is a house building forum, but maybe someone still wants to help.
Since it is a new build, the floor plan can still be changed.
Where do you see needs or weaknesses in the floor plan?

Here are the changes I am considering:
- Change the shower bathroom to a guest toilet (see picture below), advantages: private access and more closet space behind the bedroom door possible
- Include a shower in the bathroom, possibly omitting the bathtub

The stairs behind the dining table lead to another roof terrace on top of the building.

This is a substitute.
Unfortunately, there has been no progress with the plot, so I have written it off.

But that’s a good point. What do you think about the apartment’s east-west orientation, especially regarding brightness?
The apartment is on the 6th floor.

Sofa arrangement:
I would have the door to the small roof terrace reversed so that it opens in the opposite direction.

What are the dimensions of the sofa? And how far should it be from the TV?

Do you mean the patio door near the table? Also, how large is the table? Should it partly fit under the staircase?

No, the door is next to the sofa.

The table should not go under the stairs. That’s not possible anyway because there is a wall there.

The sofa measures 2.50m x 1.70m (Ikea dimensions).
The table in the drawing is 1.40m x 0.8m.

However, the table will be newly purchased as needed.

Distance to the TV is about 3m (10 feet) from the seating area.

Not very smart of me ..

The third room will be a teenager’s room, right? Have you already thought about the furniture (there is often a strong desire for a 140 cm (55 inch) wide bed)?

What I also notice is that the door to the storage room under the stairs should open outwards, otherwise the space is not usable at all.

The "roof terrace" is not practically usable, maybe only for a few kitchen herbs. A bedroom with evening sun, but the living area facing east? With this change, you wouldn’t have a single shower in the apartment – personally, I would prefer to remove the bathtub from the bathroom instead.
