ᐅ Floor Plan of a Narrow, Rectangular L-Shaped House on a Triangular Plot with an Oak Tree

Hello everyone!

We have purchased a triangular plot of land. As if that weren’t complicated enough, there is also a large oak tree that must be considered during the planning. In our initial considerations, it quickly became clear that the floor plan will have an L-shape.

Does anyone here have experience with this type of plot and a correspondingly shaped floor plan? What additional information is needed to get meaningful advice?

Best regards

And why don’t you share the view from the other side? There must already be a floor plan for that, right? I’m sure everyone who has taken the time to help over more than 40 pages here would be interested...

To me, the entrance and the garage look like simply attached building blocks

This is due to the fact that we need to make the most of the setback areas.

The main entrance only accessible by stairs—my parents and in-laws have this, and I find it impractical.

Yes, making it barrier-free would be preferable for us as well. Maybe I’ll have another draft made without the garage. Then the entrance area could be built on the east side...

I also don’t like the basement window

Yes, I don’t like that window either. Maybe it would look better if the window sill were raised by half a meter (20 inches). And it doesn’t necessarily have to be around the corner.

By the way, no granny flat or separate apartment is planned in the basement...

This has nothing to do with accessibility. It is simply impractical to carry every case of water, every packet of pasta, or every piece of furniture over it, especially since the height appears to be limited by the garage entrance.

To be precise, that one would be the most interesting

Unfortunately, only in 2D...

Floor plans for the ground floor and upper floor...

They are, of course, not perfect yet.

Please refrain from comments like "too small and insignificant." The area is sufficient for us.

Is the floor plan acceptable as is, or do you still need a building permit / planning permission exception?

The large L shape is impractical.
