Hello dear community,
I would really like to hear your opinions on our floor plan design. We have been refining it for quite some time. It is very important for us to have plenty of natural light, a large open living and dining area, a study, equally sized children’s rooms, and a separate area for us (bedroom, walk-in closet, bathroom). For this reason, we are also considering replacing the bathroom door leading to the hallway with a door towards the bedroom. It is important to know that to the west there are only fields and forests that will not be developed in the future. I am happy to provide more information if you would like.

Thank you very much for the initial assessments and tips. The children’s bathroom definitely needs some fine-tuning. A window is a must, and moving the walls is also a good option to make it larger. Of course, the pantry should have at least one full shelving wall and possibly a small, narrow freezer chest. We also want to create additional storage space for items like a vacuum cleaner under the stairs.
Additionally, I’m sharing the plans for the plot, which require some explanation. Since we live in a rural area and have converted an orchard into a building plot, we have officially requested / developed plot 88/2, but plot 88 still belongs to us as an orchard. In retrospect, we have been told that we can only start building the garage (which must be on the north side) and the house at least 15 meters (50 feet) back from the street, so we have to revise the planning again. Should the garage and house be placed parallel along the 15-meter (50 feet) line, or would it be better to offset them slightly?

You’re allocating a substantial bonus room in the house, but the children’s needs are being somewhat neglected. This may be because there are no children yet.
You don’t have to fully equip the kids’ bathroom right away, but the space needs to be there. Many households give themselves a small shower room, while the kids get a larger bathroom with a bathtub—a family bathroom. It’s something to consider. You don’t need to do it immediately, but it’s worth rethinking some rooms to see if their allocation makes sense.
In my opinion, the layout will have to be revised anyway because of the toilet drainage in the master bathroom. Right now, it ends up next to the panoramic window in the dining area 😉
Orienting the entire house toward the west might be justified by the view, but it neglects the south side. During the darker months, sunlight won’t reach the rooms, so I would install 2-meter (6.5-foot) tall windows at floor level on the south side.
I would swap the kitchen and the living area!

The balcony can be removed. What’s the point if there’s a garden?
What budget is planned? Do you really have to cut 30m² (320 sq ft)? 😉

I will also reconsider the south/west orientation and swapping the living room and kitchen. We were thinking about possibly extending the terrace around the corner to the south side. The problem is that the south side faces the village road towards the next village (including a farm), so you can hear some traffic. That means the west side is much nicer. We have also realized that the balcony doesn’t make much sense and will probably not be included (only a flat roof).
The planned budget is about 450,000 to 480,000. Some DIY work is planned as well, though it will likely be in the range of 10,000 to 20,000.

Floor area ratio: 1.2
The garage must actually be on the north side, but at least 15 meters (50 feet) away from the street. This means the plan I submitted is already outdated.
