Hello dear community,

I would really like to hear your opinions on our floor plan design. We have been refining it for quite some time. It is very important for us to have plenty of natural light, a large open living and dining area, a study, equally sized children’s rooms, and a separate area for us (bedroom, walk-in closet, bathroom). For this reason, we are also considering replacing the bathroom door leading to the hallway with a door towards the bedroom. It is important to know that to the west there are only fields and forests that will not be developed in the future. I am happy to provide more information if you would like.

Space requirements upper floor: bathroom, small children’s bathroom, bedroom, 2 children’s rooms, dressing room
Office: home office, (guest room)
Guest stays per year: few to none
Open kitchen, kitchen island
Number of dining seats: 6
Fireplace: yes
Balcony: yes
Garage, carport: double garage (prefabricated garage) on the north side

House Design
Planner: architect and design from a building company planner
What is liked most? Why? equally sized children’s rooms, open layout, clean lines, room sizes and ceiling heights, arrangement and number of rooms
What is disliked? Why? generally everything is liked, but the balcony is sensible, bay window (stairs) is sensible and nice, the bathroom, master bedroom and dressing room area lacks the final touch (everything connected or doors everywhere)
Preferred heating system: gas + stove + solar system with underfloor heating (energy-saving regulations standard (70?))

And where would that be?

A bit brief at this late hour. It looks quite good. The drainage in the bathroom is interesting.
The pantry is very narrow and therefore hardly usable, and:
The children’s bathroom does not live up to its name. Many people would avoid this size even for a guest bathroom, and here two children are supposed to get ready at the same time? They will grow up and will need a proper shower.
On 190 m² (2045 sq ft), I feel there is no well-balanced ratio of living space, storage, household areas, hobbies, and children’s needs.

You could extend the wall up to where the door currently swings into the hallway and move the other wall 25cm (10 inches) toward the kids' bedroom; then it will fit.

I am fully aware that “you can move that,” but the planner should have fundamentally noticed that in the first place!

Even then, that is the size of a small bathroom... and it just won’t work without a window.

It would actually be interesting to know where the west side is and how the plot is laid out 😉.
