Hello everyone,
we have just purchased a plot of land (see image) on which we want to build a single-family house. After looking at quite a few houses and floor plans, we have arrived at the attached first self-designed draft. I would appreciate it if you could share your opinions on it – especially regarding where you would place windows. At the moment, we have mainly planned the ground floor, as the upper floor will be large enough to accommodate all the required rooms anyway.

Is the living/dining area, as it is now, spacious/enough for an 8-person dining table?
Is the kitchen too large?
Is the shower bathroom sufficiently sized?

The upper floor is usually more complicated to lay out, so it’s smarter to start with that. If you start with the ground floor, this is exactly what happens: 1. you just “fit in” the rooms there, and 2. it takes the decision out of your hands

Obviously, the impact of the knee wall height on window placement is not understood; an extremely high knee wall also forces exposed eaves, otherwise the spatial effect changes from “a lot of straight wall / full standing height in the attic” to “normal floor with a corner cut off.”

I think our vision for the rooms we want/need on the ground floor is quite clear, and we already visited Weberhaus at the end of last week to share our wishes with them. They will now create a first rough floor plan for us – we did not show them the floor plan presented here and are curious to see what they come up with. We have another appointment in two weeks where they will show us this plan including a rough cost estimate.
Regarding the floor area ratio, I just checked the local development plan again. It states the following – so I believe this shouldn’t be a problem unless I am misunderstanding it?

Whether to start with the ground floor or the upper floor depends on your needs: First, you need to list the required rooms for the ground floor and upper floor. Then decide if both floors should be the same size.
After that, it becomes clearer whether the upper floor or the ground floor is the bottleneck.
In my opinion, this cannot be generalized.

Overall, the limits in the zoning plan are quite generous, allowing for plenty of flexibility. The wall and building heights accommodate two full stories without a pitched roof, no tricks with unregulated floor counts due to missing specifications, a generous building envelope, sufficient site coverage ratio – what more could one ask for? A model zoning plan!
