Hello everyone,
We are planning to start building our single-family home next year. Currently, we are working on the floor plan, have tried several versions, and are quite satisfied with what we have so far.
I would appreciate it if you could share your opinions and feedback on the floor plan.

Development plan / restrictions:

Plot size: 445 sqm (4789 sq ft)
Slope: no
Site coverage ratio: 0.35
Floor area ratio: 0.7
Number of parking spaces: 2
Number of floors: 2 full stories plus attic conversion later
Roof style: gable roof
Maximum height: eaves height 6.5 m (21 ft 4 in) on the street side
Heating: geothermal
Personal budget limit: 400,000

Client requirements:

No basement
Number of occupants: 2 adults and 3 children
Open kitchen with sliding door
Double garage

The attic will initially be used instead of a basement.
It will also house the heating system and utility room with washing machine and dryer.
Since our family plan is not yet final, an additional children's room could be added in the attic in the future.

@kaho674 *applause* *applause* Planning from post 175 ... great ideas, Katja. The kitchen is very well designed, with direct access to the west-facing terrace for grilling. Plenty of optimal storage space, very, very good. @Milmay @derpikniker what do you think about this?

Thank you, thank you, although I don’t quite understand the enthusiasm. It’s actually the kitchen design that worries me the most. How do you make it attractive and avoid a boring “L” shape? Honestly, you were the first person I thought of. Kind of like: “Kerstin will figure this out.”

@kaho674 ... You’ve already outlined the kitchen layout quite well – an L-shape with a large open peninsula. Sure, some might say "just" an L-shape, but standard isn’t always a bad thing. It’s definitely much better than the original plan with the open space in the middle. Given the room layout, size limits, and the desire for a separate kitchen, this design is very practical.

Yes, but when chopping beans, you’re facing the wall. That’s not ideal. So either a Van Gogh needs to go on the wall, or you chop at the window side in the back.

And unfortunately, the island isn’t very large; otherwise, it wouldn’t fit with the door to the living room. You could possibly leave the door out. But I’m more in favor of keeping it.

Yellow indicates positions for activities like baking together or preparing larger quantities of ingredients, or when one person is just lounging around while the other is working.
