Hello everyone,

We are planning to build a mid-terrace house. We have already purchased the plot of land.
What are the next steps? What do I need to arrange and in what order?
For example, architect, structural engineer, and so on.
Where should we start, more precisely?
Is it better to hire a single professional for everything, such as the architect, structural engineer, and construction management?

You should basically start by securing solid financing, then proceed with: 1. Preliminary site survey, 2. Architect, during the building permit/planning permission phase 4. Soil expert, and after approval 5. Structural engineer.

That depends on how much money you are willing or have to invest, whether you want to be involved in the process, and other factors. Judging from the photo, I estimate that you will need about EUR 170,000 without and about EUR 210,000 with a basement, each plus additional construction costs of around EUR 30,000–35,000, assuming a house size of 7.0 x 10.0 m (23 x 33 ft).

Were the existing houses built with or without basements?

This picture is just a sample. The house we want to build will be 7.36 m (24 feet) wide and 11.45 m (38 feet) long.

We have already paid for the land. I believe financing will not be a problem for us (we hope).

I have already obtained the site plan from the local authority. I also have a development plan with the building regulations. Currently, I am looking for an architect. Architects’ fees vary quite a bit.

For example, architectural services include:
- Preparation of preliminary design plans for financing or planning permission
- Preparation of the building application for the building permit process
- Non-binding construction management declaration (4 copies)

Surveying services:
- Preparation of site plan (3 copies)
- Staking out, marking

Structural engineering services:
- Structural calculation (1 copy)
- Reinforcement plans (2 copies) including steel lists

Prices apply with a minimum purchase of building materials (of choice) up to 10,000 Euro.

Subtotal: 5,700 Euro
19% VAT: 1,083 Euro
Total: 6,783 Euro

Alternatively, as needed:
- Notification procedure (3 copies) – 650 Euro
- Measurement of floor plans for masonry and drainage, scale 1:50 (2 copies) – 750 Euro
- Heat demand calculation (1 copy) (additional charge for KfW 70 standard: 200 Euro) – 390 Euro
- Energy certificate – 70 Euro

All prices are exclusive of applicable VAT, currently 19%.

When purchasing a building kit, site visits by the construction manager are included.

Do I need a geotechnical engineer? Because there are already three houses built on the site. Do I still need one? What is the purpose of the geotechnical engineer?

Even if there are already existing buildings, a soil investigation should be carried out. It provides your architect or general contractor with important information about the soil structure, for example. Do you know what the neighbor’s contractor has done underground? What if contaminated soil is discovered specifically on your property, etc.?

Hello horoz3,

I recently worked on a similar project to yours. In your case, as with mine, the houses on the outside were already built, and I planned and offered the middle one. By the way, the statement from Meecrob is not correct that terraced houses are connected and only have separating internal walls. In fact, each house in the terrace is independent and separated by special fire protection walls. Sometimes all the houses in the row share one technical system (heating), but this is uncommon. If you can provide me with more information about the plot and the houses that are already built (preferably by private message), I can assist you further.
