ᐅ Floor plan design shortly before submitting the building permit application

Hello everyone!

As some users have requested before, I’m now starting a new thread with the current planning of our detached house, which is about to be finalized.

These are the preliminary drawings for the building permit / planning permission application, and I have one last chance to review them and point out any issues.

It still seems to me that there is less than 1.20m (4 feet) of space between the two wardrobes in the dressing room. Or am I seeing this wrong? Apparently, the rooms on the left and right were overlooked and not adjusted accordingly.

Two Velux ceiling spotlights are still planned to illuminate the upper floor hallway.

In the basement, on the right side in the upper room, a window similar to the one on the left basement side is an option.

We still haven’t decided on the T30 fire-rated door to the garage, even though it is shown in the plans. Most likely, for safety reasons and the limited use of the kitchen at the other end of the house, we will eventually forgo it.

User 11ant pointed out that the right window in child’s room 2 is suboptimally positioned. However, this could still be changed after submitting the building permit / planning permission application. Our architect thinks moving the window to the left would negatively affect the house’s exterior appearance. We’ll have to see about that.

I rather think that he has had to endure quite a lot of criticism for his actions and has now thrown in the towel here.

Or did the general contractor impose a gag order on him by decision?

I also tend to believe that he just didn’t feel like constantly getting criticized here anymore...

I never actively followed the thread, so what exactly went wrong? Maybe there are lessons to be learned from it. At some point, I read that an expert was consulted.

Guys, it’s actually a good thing if the builder, to save his nerves, decides to avoid posting in the forum when in doubt. He had to justify himself on many issues to people who are neither his expert consultant, his lawyer, nor his general contractor, and who therefore do not guarantee anything or have to take responsibility in the end. In his position, I would consider it the only sensible choice to leave the forum as a secondary battlefield at the latest when already overwhelmed by everything else and focus only on dealing with the people who can actually help move the project forward. Regardless of good intentions, those people are definitely not the ones here in the forum.

I hope that the builder’s project will come to a successful conclusion despite everything!

I didn’t get the impression that he was upset. There were always different opinions, which is fine, and often useful comments that weren’t directed at him personally.
It would be nice to hear or see something from him again soon.

He is probably very busy with work as well; hopefully, the construction is now in its final phase, and sometimes a child just wants to have their dad around. I don’t think we need to worry immediately just because he hasn’t formally requested time off with us.

It wasn’t just one; the first expert was a disappointment (among other things, he referred to a standard for interior doors only concerning the terrace doors in Rügen). With a new expert recommended by a forum member, things apparently went better.
