ᐅ Plot available, zoning plan changed – concrete house?

Hello everyone, we are planning to build a house (like probably many here ;-))! We have found a plot of land, but unfortunately the development plan has changed, and we can no longer build the house we had already planned. Therefore, we are revising our plans and are open to all options again. We had originally decided on a solid (masonry) house, but now prefabricated houses are also being considered again (due to the construction time).

The reasons can vary. Usually, the aim is to address a specific issue. However, this may not apply to the particular neighboring properties, so there is little reason to oppose an exception in those cases. From my point of view, the chances depend on how strictly the council and administration stick to principles. It’s better to ask than to have to redesign ;-)

So, a quick update: The plan is actually fixed. I have an appointment with a prefab house manufacturer on Tuesday and am curious about the production and construction time. I will report back once I have the results. By the way, the builder working with solid construction mentioned a timeframe of 7 months yesterday (which is really quite fast).

Today, the waiting time for the actual construction start—the "building slot"—is much more relevant, especially considering current workloads.

Yes, of course. The actual construction usually doesn’t take longer, unless it’s an architect-designed house with less efficient logistics compared to a general contractor (GC).
A prefabricated house can be assembled in 3 days, followed by about 3 months of interior finishing.
However, the start takes time. For a solid masonry house, it’s typically half a year to a year, and for prefabricated houses from well-known companies, often over a year.
Only with smaller companies can you hope not to be just one of many and have to wait your turn at the end of the queue.
