Hello Dear Experienced Home Builders,

We are a young family about to build a house.
It will be situated on a 630 sqm (6,780 sq ft) plot.
We have chosen a townhouse style, currently planning about 135 sqm (1,450 sq ft) of living space.
At the moment, we are not completely satisfied with the floor plan, which we will need to discuss again with the builder (somehow it feels awkward to always have something to criticize...).
We feel the hallway at the entrance might be too narrow because of the straight staircase (it will be a concrete staircase).

Now we are really looking forward to your opinions and also any criticism.

Is the second house on plot 2 already built as shown in the plan?

And is there currently an access road through the middle of the plot?

Who is responsible for paying for the access road?

Also, are there any building boundaries on the plot, for example, towards the street?

Regarding the floor plan itself, here is one of my recurring observations: I notice that a few dimensions deviate from the standard modular grid (especially the overall external dimensions and the wall sections between the windows and the corners of the house). This is a minor detail, but paying attention to it helps avoid sloppy mortar pockets.

So, yesterday we discussed a number of things again and addressed some of the defects mentioned here.
This afternoon, this change was made (see pictures).

What do you think? Is this now better or worse?

The second house is also being newly built. It will be a bungalow. The access road is divided between both plots, just like the fence for the driveway.

It's the same, but the focus in the tight areas is different. Here are some reasons:

16.5 m² (177.6 ft²) just for the wet rooms. This can be reduced. It’s not necessary.
The shower on the ground floor is blocked by the toilet.
The same applies upstairs. What kind of shower size is that?
Doing laundry requires going through two doors, namely the toilet... a strange, confined space. It could be worse, but since there’s no separate storage room, it might be very impractical, especially if you want to use the guest toilet as well.
The kitchen seems to offer too little storage and workspace. Refrigerator and oven mean two tall cabinets (the freezer is located behind the guest WC), then a corner for the coffee machine, toaster, and kettle. Only a small corner remains between the sink and stove for food preparation, and you can’t even work there with two people.
The hallway is quite wide; there’s room for a dresser and a chair. You could still plan a small storage closet under the stairs. Coat storage could go in the office...
What is the planner thinking with these oversized bedrooms? Is it your wish to spend your tea time there?
I’m in favor of cupboard space in the bedroom, but corners shouldn’t have to be rounded off just to walk past.

Maybe you could write down why the office is so important to you as it is now with around 10 m² (108 ft²). And why is the kitchen cramped into less than 8 m² (86 ft²), while the bathroom and bedroom are spacious enough to dance in?

Could you please name the builder so we can see what else they offer?

Take a look at Batsy’s design in the green forum: it’s also 135 sqm (1450 sq ft).
However, I would rearrange the bathroom (see Kriminelle) and install a large wall unit as storage in the overly long upstairs hallway. For that, make the bedroom a bit smaller and, of course, remove the sliding door between the dressing room and bedroom.
