Hello Dear Experienced Home Builders,
We are a young family about to build a house.
It will be situated on a 630 sqm (6,780 sq ft) plot.
We have chosen a townhouse style, currently planning about 135 sqm (1,450 sq ft) of living space.
At the moment, we are not completely satisfied with the floor plan, which we will need to discuss again with the builder (somehow it feels awkward to always have something to criticize...).
We feel the hallway at the entrance might be too narrow because of the straight staircase (it will be a concrete staircase).
Now we are really looking forward to your opinions and also any criticism.

By the way, the children’s rooms are appropriate for the size of the house. They could even be 1m² (11ft²) smaller if necessary.
The bedroom is a complete waste of space, and the placement of the bed is terrible.
Use tomorrow evening to list your clothing, outdoor gear, cleaning supplies, etc. Write down how many 60cm (24 inch) cabinets you’ll need to fill. How large does the kitchen need to be to store all your items? Include space for new small appliances as well. Beverage crates and such, too. A U-shaped kitchen isn’t a bad choice for smaller houses. A multi-purpose room with a full wall closet can replace the office, but guests should stay in a hotel.

A townhouse doesn’t necessarily need to have a square footprint. Okay, yours isn’t exactly square, but the smaller the house, the better a rectangle works to maximize the floor plan. I’m thinking more along the lines of about 8.70 meters x 10.50 meters (28.5 ft x 34.4 ft) or similar. It can still have two full stories if needed.

Storage space is mainly used when it’s available. In my opinion, a so-called guest room is always the most practical because it offers flexibility. Depending on your life situation, it could serve as an extra bedroom, a home office, a guest room if the great-aunt will be visiting monthly (or has to be), or simply a “catch-all” room where all the unnecessary stuff ends up—stuff that should have been sold on online classifieds or thrown away long ago. Also, for a potential sale: “5 rooms” sounds better than “4 rooms and a storage closet on the upper floor.” Anyway. I just remembered a floor plan of an elongated house: try searching for “Helma show house Chemnitz,” it might be possible to downsize it a bit, but it’s very smartly laid out!
