ᐅ Costs of the Shell Construction Including Basement and Masonry Work? Any Experiences?

We were originally planning to buy a single-family house from a private seller, but unfortunately that fell through (700m² (8,750 sq ft) plot including an old house for 190,000 euros). Now we have a building plot in sight, 340m² (3,660 sq ft), on which a semi-detached house is supposed to be built. Unfortunately, we have to wait for the future owner of the other half before the local authority can give approval.
My question is: How much does a shell construction (masonry work + basement) typically cost? The house should have around 130m² (1,400 sq ft) of living space over 2-3 floors, and the building should have a cubic shape without any frills, rounded elements, etc., and feature a shed roof. Can anyone help us with this? The local construction company is very, very slow! Everything else (interior finishing, garden, driveway, heating, electrical) we plan to do ourselves or I already have companies lined up to handle those.

Wow, that’s quite impressive! I guess a basement alone already costs around 20,000 (currency)? Are the sheet metal works included in the shell construction? I mean things like gutters, etc.?
Some acquaintances of ours got a shell construction including roofing and sheet metal work for about 90,000 (currency), but that was six years ago.

From my experience, I can say that prices have increased by roughly 30-50% compared to 2006.
I received an offer from friends from the same companies with identical items, including individual prices, which makes it easy to compare.
No roofing or sheet metal work included. Only the bare shell structure.
Costs are listed by individual items, such as earthworks including detailed breakdowns, drainage, exterior walls, interior walls, and so on.
Yes, we were also quite surprised, but the number of offers shows that—at least in our region—all costs vary within about +/- 10%.

P.S. You can't get a basement shell here for less than 30,000 (thirty thousand).

So you’re living in a relatively expensive area?
For us, a basement costs between 20,000 and 28,000 euros (about 21,500 to 30,200 USD), which isn’t much cheaper but still a bit less expensive!
Well, if you subtract the basement cost from your total, then a shell construction around 65,000 euros (about 70,000 USD) doesn’t seem unrealistic.
I spoke with other homeowners from the new development area—some are building their houses with solid construction themselves. They report around 95,000 to 105,000 euros (about 102,500 to 113,000 USD) for the shell, including roofing work and gutters. So I guess I need to expect something similar!
By the way, the land price is 320 euros per square meter (about 30 USD per square foot) in our area, just as a point of reference. I always thought it was fairly expensive here!

the price per square meter is similar here, starting at 300 EUR/sqm (300 EUR/sq ft), partly developed.
We will probably build with a general contractor (GC) after all, since I am on my own with a child. (My husband is currently working over 300 km (185 miles) away.) As I am also employed, I have to trust that I find a reputable GC, and I will then have a building inspector to represent my interests.
Discussions are just getting started, meaning I am currently "learning" the construction specifications by heart.
