ᐅ Building in the Bergisches Land region – which company to choose? Experiences and tips?

Hello to the knowledgeable homebuilding community,

I am planning to build in the Bergisches Land area; I have already reserved a lot for a semi-detached house. I would like a solid, masonry-built house and have received a good offer from Town & Country in Remscheid—just under 175,000 euros for a turnkey 115 sqm (1,238 sq ft) house including electric roller shutters. The lady I am in contact with seems very competent and friendly.

BUT: When I read the online reviews, I feel uncertain again. Town & Country doesn’t exactly have a great reputation. However, I didn’t like other companies offering similar prices. An initial estimate from a local builder was around 230,000 euros, almost one-third more than Town & Country. Oof!

Has anyone here had experience with Town & Country in Remscheid or knows a reliable alternative that falls between Town & Country and the local builder in terms of price?

You can guess three times why they are apparently €55,000 cheaper. A hint... it’s not due to more efficient processes, better purchasing prices, or other synergies.

My advice: For any further planning, base your budget only on the price of the local general contractor.

I wouldn’t say that at all. It’s individual franchisees who ultimately build the houses. Of course, if you don’t want to build with aerated concrete or want a house that is unique in its appearance (shape, etc.), then Town & Country might not be the right choice. It may also be true that the Town & Country standard isn’t exactly impressive, but you don’t have to accept that standard. Naturally, the final price won’t match the "catalog price," but anyone seriously involved in home building should no longer be under that illusion anyway.
Therefore, I don’t see any general reason to be against Town & Country, unless the local franchisee has a bad reputation.
