House Design
Planner:
- Do-it-yourself; adapted by planner to the site
What do you particularly like? Basically everything needed is included; the sloping site makes it a bit more complex; driveway to garage is almost level as is the terrace; the view facing south is nice
What do you not like? Why? Upstairs bathroom is too small; would like walk-in shower and bathtub; widen the building by one meter (3 ft)?
Personal budget for the house, including fittings: 550,000
Preferred heating system: underfloor heating

Hello everyone,
We have a nice plot with a slight slope and want to build a new home. All rooms are basically included in the design, but we would appreciate other perspectives. The upstairs bathroom seems too small at the moment, and the layout feels unbalanced.

Old buildings are not subject to the Energy Saving Ordinance.
Where is the water connection located?
Imagine it to me like an unheated garage. Here, there is almost no house without a basement. Almost all have a habitable basement.

Our lower ground floor is also very different from a basement.

The questionnaire was not filled out properly. No one knows what your actual room requirements are. What about children? Where is the terrace? Which direction should the house face? Towards the garden in the northeast? Or would you prefer a south-facing terrace? On the west side facing the street? Where do you want to place the house at all?

It seems like the process is being approached backwards here. First, place the house on the plot, plan the paths and driveway, and most importantly, clarify the space requirements.

The rooms basically fit as they are currently planned: one guest room, one office, a guest bathroom, etc. Children are not planned at the moment, but otherwise, one of the existing rooms would need to be repurposed. The terrace should face southwest, meaning it would be in front of the living room. The driveway comes in from the west; this means you naturally step out a bit to the side, but going the other way really doesn’t make sense.

With the platform staircase in the north corner, I can arrange the ground floor and basement, but the upper floor cannot be laid out properly with the current rooms. The bathroom on the upper floor, which is 8 m² (86 sq ft), also feels too small. Does anyone have a good suggestion for this?

One more question: if the garage is located in the basement, does it also need a window for ventilation or something similar?

I find spiral staircases simply annoying to use; you always have to watch your step carefully. I think they are rather difficult to manage as you get older or with children.

We are not talking about spiral staircases, but about stairs that turn once or twice.

Actually, this is only about stairs, garages, and basement construction or temperatures.

Seems even stranger to me than two separate staircases, or am I missing something?

I would only consider a SINGLE straight staircase starting at about twice the floor area—having two of them right away is quite a speciality of the architectural firm Pyrrhus & Sisyphos.
