Our search for a new build property is continuing. We have received several offers by now.
My question is: how should I evaluate the energy consumption rating?
Property 1 Energy consumption rating 90 kWh/(a m²) (90 kWh/(a sq ft)) Semi-detached house about 138 m² (1485 sq ft) including garage, plot 280 m² (3014 sq ft), price 250,000.00 €.
Property 2 Energy consumption rating 50 kWh/(a m²) (50 kWh/(a sq ft)) Semi-detached house 128 m² (1378 sq ft), plot 250 m² (2691 sq ft), price 289,000.00 €.
My question is:
To what extent should the lower energy consumption rating influence my purchasing decision? Personally, I prefer Property 1 because it is complete and I would not have to add a garage myself.

Definitely property number 2! These figures according to the energy saving regulations are exactly what these comparisons are for. However, this should be examined more closely. Very often, the actual consumption in practice does not match what was “optimistically calculated” on paper!
Precise consumption values cannot be derived from the “energy consumption ratings” anyway. Therefore, I consider this term to be highly misleading or inappropriate!

MarkusNeu24 Oct 2011 08:15Unfortunately, I don’t see it that clearly. Will I ever be able to recover the higher price of about €49,000 plus the cost of the garage through energy cost savings? Additionally, I am considering upgrading property 1 with a solar system for hot water production. This way, the energy consumption value will improve somewhat.

RegardsNo, I mean the energy consumption value. I will now simply calculate the costs based on the energy consumption value I have and the current gas price. Let’s see what insights I can gain from that.Similar topics
