Hello everyone,
we would appreciate your feedback on our current plans.
The project involves the renovation of a 1960s suburban house with a small extension. The property will undergo a complete refurbishment, from the basement to the roof. Our main goal is to remodel the house in a modern and open style. However, we are constrained by certain structural conditions, as this is not a new build.
A detailed bathroom plan is still to be developed; the current plan only includes the standard essentials.

To me, it looks almost identical, meaning it seems that a living room was enlarged by creating an opening into the garage and the bathroom was rearranged in a more modern layout (and probably a wall was removed where the kitchen island is now shown), but everything else still looks like typical 1960s design. I had overlooked that the extension is only single-story. However, the increase from the dormers is also counted because a building permit / planning permission application is being prepared and it is considered one continuous construction project. Whether you stay under 50m² (540 sq ft) is something you’ll have to check yourself – and if you exceed it, just submit the application first and see what happens.
Where is all the money going? The extension should be around 50,000€ (about 54,000 USD). Then a new roof structure with roofing, another 70,000€ (about 76,000 USD). And the rest for the interior finishing?
If facade renovation is not yet included, that adds another 100-200€/m² (9-18 USD/sq ft). Either external thermal insulation composite system (ETICS) or ventilated facade with wood cladding or brick veneer. If you’re doing everything anyway and need a new heating system, you should aim to meet a KfW energy efficiency standard, as there are some subsidies available – but your energy consultant will likely explain that to you.
If the end result looks similar, demolition wouldn’t necessarily be required, especially if what remains is in good condition without construction faults or poor workmanship. I’m also more of a fan of renovations (we remodeled a 1959 bungalow last year ourselves – well below your renovation budget).

Maybe I could have saved myself some work or found different solutions. But now it’s too late, though in time comes the house.
I do have a few pictures of the renovation—unfortunately far too few. When I have some time (haha, good one), I’ll post some before-and-after pictures. With a renovated old building, where we moved in with only a guest toilet and no kitchen (there was just screed on the floor and plastered walls), and the shower was only finished two days later (thankfully), I wonder when “after” actually is. When the baseboards are installed? Then you’ll have to be patient—today I spent the whole day working in the 2-meter deep (6.5-foot) trench around my basement.
